Tiara Complex

Architecture design is done by arch. Stefan Stefanov and his team of architects and designers from “Kara Management”.
Main goal of the project is to achieve functional and comfortable spaces in each apartment. Heavy details are deliberately avoided. Each facade is modeled in original details – high quality materials, proper separations, panoramic windows.
Otherwise both buildings have their own memorable face which turns into an artistic accent for this area of the city.

„Tiara” complex has 8680 m2 gross building area and consists of two buildings.
Block 1-  6143.90 m2 over 9  floors.
Block 2 – 1049.70 m2 over 4 floors.
Underground parking level for both buildings – 1486.70 m2 .
Total number of apartments is 42, 22 ateliers, 5 shops, one snack-bar and kindergarden.
Provided are parking places at land adjacent, 82 parking places on underground level which is common to both buildings. This ensures a parking place for each apartment and shop.
There is a ramp through which the underground level is accessible.
Technical and warehouse space for the housing are found in the underground level.
There are vestibules on ground floors of both buildings.
Block 1 has also a janitor, staircase, two lifts, ground-level storage/ for baby – carriages, bicycles, etc/ , 3 shops, snack bar and kindergarten.
Block 2 has also two shops and a staircase.
There are apartments with one, two and three bedrooms. Height of the apartments is 2.62 m and that of the shops is 3.20 m.

Apartments are equipped with all the facilities for a comfortable habitation – living room, bedroom , bathroom and terraces.
The roof is flat with a lot of greenery with alleys, place for rest and BBQ.

Performance of green roof includes:

  • Landscape /grass and flowers/
  • Humus layer 30 cm
  • Humus layer 30 cm
  • Drainage and water holding membrane HDPE
  • Water insulation
  • Geotextile
  • Stucco
  • Heat insulation
  • Steam insulation
  • Concrete slab
  • The project is standardized by the means of all house building standards – architecture, construction, water-conduit and sewerage, wiring, heating and ventilation, geodesic requirements, gas supply system, garden design, fire alarm system and organization of execution.

During the process of project design all the regulatory requirements are strictly kept. These include the following:

  • Law for organization of territories
  • Decree №1 for thermo-insulation of buildings
  • Decree №2 for fire prevention in building affairs
  • Decree №4 for the scope and content of the investment projects
  • Decree №7 of rules and regulations for the structure of individual territory types and structural zones

Buildings are ideally integrated with the surrounding environment. Green areas are foreseen near the buildings and on the floor terrace.

LOCATION:The TIARA complex is situated in one of the most attractive areas of Sofia – in the south part of Lozenetz,  facing the Southern Park. This is one of the most prestige regions of the capital.
Built – up area  and well designed infrastructure are rapidly developing in this area. Close to the „Tiara” complex is the Lozenetz Hospital, known as a Government Hospital, Tokuda Hospital, US Embassy, embassies of many other countries, business centers, Sofia Zoo Park. There is a brand new SUBWAY/METRO station named VITOSHA opened 3 minutes from TIARA.
In the proximity of „Tiara” complex are Private Kindergarten “Dr. Petar Beron”, 7th United Kindergarten “Detelina”, DMSGD “St. Ivan Rilski”, 14th All-day Kindergarten “Fjut”, 93rd All-day Kindergarten and some schools – Private Primary School “Petar Beron”, 6th School for children with special needs, Private Secondary School “St. George”, 73rd Secondary School for foreign languages “Vladislav Gramatick”, 21st Secondary School “Hristo Botev”.
North of the complex is the Southern Park – one of the favorite places to all Sofia citizens for a walk and rest. In the same direction right in front of “Tiara” complex is Paradise Center MALL. Less than 10 minutes by car in Sofia city downtown is National Palace of Culture. There is no production capacities near the „Tiara” complex there is  a lot of greenery and the air is clean.Ski lifts and slopes of Vitosha mountain /other favorite place to Sofia citizens for respite in holidays and weekends/ are just 15 minutes away from „Tiara” complex.

Tiara Complex

Sofia is een totaal andere markt dan de Zwarte Zee.
